The slopes
Walked rather than viewed. Seal strips, tab condition, granule cover, nail pops, previous repairs and any sign of a layover underneath.

This is the page the other six start from. A survey costs nothing, takes about an hour, and ends with you holding photographs of your own roof.
Book the hour — (856) 347-3200An inspection is the product here, not a way of getting in the door. It is free because a well-documented roof is the thing that makes every later conversation honest, and because a fair share of them end with us telling a homeowner to call back in a few years. The people doing it are OSHA safety certified, which is worth saying on the one page where somebody is deciding whether to let a stranger onto their roof.
Walked rather than viewed. Seal strips, tab condition, granule cover, nail pops, previous repairs and any sign of a layover underneath.
Valleys, step flashing at walls and chimneys, counter-flashing, pipe boots and any skylight kerbs. This is where leaks actually start.
Drip edge, starter course, fascia and the gutter line, including whether water is leaving the roof where it is supposed to.
Daylight through the deck, dark staining on the boards, compressed or wet insulation, and whether the attic is getting the airflow it needs.
The photographs, in the order they were taken, and a note against each one in plain words: what it is, whether it matters now, and what it is likely to do if it is left alone. If work is worth quoting, a line-item estimate follows separately. If it is not, the report says that and nothing else arrives.
Full tear-off and a new system on bare deck, priced line by line after the roof has been photographed.
